Give the already-known discovery time and observations; pass along a professional source finding when available. The California Department of Insurance lists sudden accidental water among typical covered events, flood and seepage among generally excluded ones, and explicitly says to read contract exclusions. No list decides the specific claim.
Where can records be gathered safely?
Find policy and contact information in an unaffected part of the house. If requested photographs require entering wet rooms or approaching electrical equipment, ask the insurer about another safe method.
Stay away from the affected area, do not touch electrical switches, outlets or appliances near water, and call a professional. If anyone is in danger, leave the area and call 911.
Is a bid a payment approval?
No. The hired professional describes assessed work, while the insurer interprets the policy for the event. Use estimate-reading questions to understand the proposal without treating its amount as covered.
